To convince Three different bosses of three different divisions to consolidate under one roof by proving the Tangible and Intangible benefits to their businesses divisions

We effectively saved over INR 80 Lakhs per year as Operational & Admin costs. Promoted Cohesive environment and each business unit productivity improved by 20%.

Achievement:

Successfully Completed the disposal of their Factory at Mumbai within 6 Months to a prominent Mumbai Developer.

Challenges Met:

Mandate was already awarded to Competitor officially. Entire transaction including RFP formation, distribution, prospect identification, negotiation and interest sign off was of extremely delicate nature.

Value Added:

Hasslefree transaction for Hindustan Unilever Ltd, achieved much higher commercial value through transparent & professional handling. The Land was sold by us to a very prominent Developer.

Achievement:

Successfully inducted McDonald's as a Brand in Inorbit Mall Vashi, thereby paving the way for a replicable relationship for McDonald's Brand across all Inorbit Mall Locations. Worked alongside with McDonaldss brand & operations team and structured a successful standard template of Techno-Commercial aspects to be applied across all Inorbit Mall Locations.

Challenges Met:

For many years McDonald's and Inorbit Malls had failed to reach a mutual agreement on Techno-Commercial and Space allocation issues. My personal intervention and persuasion with Senior Management of both McDonald's & Inorbit Malls helped to break the ice and paved way for a successful and scalable relationship on the basis of a set standard Template.

Value Added:

Understood and Analysed the points of view, of both sides, regarding various factors influencing the decision-making process and helped both sides to reach a consensus by providing innovative solutions, thereby addressing all negative factors, such that those issues were addressed permanently across all locations of Inorbit in one go. So, with one successful transaction at Vashi Inorbit, all impasse was resolved and paved way for McDonald's presence across all Inorbit Mall Locations.

Achievement:

Successfully concluded Branch office lease for Future Generali Insurance Co. Ltd in Thane.

Challenges Met:

To provide optimal Property solution within tight timelines & budgets to Future Generali Insurance that too after they had virtually evaluated every single available property in Thane.

Value Added:

We provided the best property solution with a strategic locational advantage to Future Generali Insurance, within their stated timelines and much within their approved Rental budgets. Because of our strong Landlord relationship, we created a solution for Future Generali Insurance which was non-existent in the open market because of our strong Landlord relationship.

Achievement:

Successfully Completed the disposal of their Housing Plot in the heart of Mulund at the highest price to a Mumbai Developer.

Challenges Met:

To sell the Plot at the Highest possible price with utmost confidentiality.

Value Added:

Without any media and Industry publicity, we identified a select few prospective Developers. We did the entire handholding for Asian Paints by conducting Private Negotiations with shortlisted prospects with utmost confidentiality. Played a decisive role in the final selection of the purchaser and highest price achievement for the property.

Achievement:

Transacted successfully 65,000 Sqft to 80,000 Sqft Hypercity Stores, each, in Inorbit Vashi, Inorbit Pune and Inorbit Hyderabad

Challenges Met:

Technical change demands, dynamic Layout changes, convincing both – Hypercity & Inorbit Senior Managements for adequate store sizing pertaining to the target market of each Mall Location mentioned above, Concluded Commercial Negotiations in such a way that both parties are still sustaining and coexisting till date.

Value Added:

Understanding the minute Technical detailing & Costings, Advising the correct store size for a given location, Coordination between Architecture, Design and Projects team throughout, & Successfully devising mutual Commercial Terms such that, both Inorbit and Hypercity shall coexist for the entire tenure of the 15 year agreement, without the need of renegotiating terms of the contract midway under any circumstances.

Achievement:

We successfully concluded a complex transaction for a standalone Tailor made Store of DMart over 80,000 Sqft Land parcel on Karjat – Badlapur Highway, thereby ending a Three-year search of an appropriate site for DMart and ensuring a win-win for the Developer too.

Challenges Met :

To end a Three-year search for DMart by providing a correct location with a clear title Land for a Built to suit construction of standalone store without any regulatory and Title risks for DMart.

Value Added:

We sourced an excellent property with “A” grade location, by convincing the Developers about the win-win situation that could be created for both – the Developer himself as well as for DMart., basis that, we successfully structured and concluded a very balanced and diligent transaction by ensuring that both parties meet their financial & strategic business objectives.

Achievement:

Successfully conducted a detailed Study and provided a Feasibility Report for Factory site Selection to Omya. Happy with our work, Omya Asia awarded us the job of acquiring Industrial Land too for their first Manufacturing plant in India. We successfully acquired a 10 Acre Industrial Land for Omya Asia in Taloja.

Challenges Met:

Identify in advance and Manage as many as 50 different Techno-commercial – Social & Local factors during the site selection and Land Acquisition process.

Value Added:

Successful and Hassle-free Land Acquisition for Omya Asia through Maharashtra Government. Single Point of contact for all Government Liaison and approval processes, advice on Local Labour issue management and complete handholding in contractor selection for the Factory construction.

Achievement:

Successfully conducted a detailed Study and provided a detailed Feasibility Report for Factory site Selection to Terex India. Happy with our work, Terex India Asia appointed us as, Process Managers for the Factory Site Acquisition.

Challenges Met:

To finish the Land Acquisition process within a stringent time frame.  Advise the local Terex India team on the Land selection and transaction related issues from time to time, such that there is no financial loss & time loss to the Company.

Value Added:

We advised Terex India to select a Factory Land site in Hosur, Bangalore for their Powerscreen Crushers equipment manufacturing, based on our study report. We Successfully handled and completed the Land Acquisition process at Hosur without any cost and time over runs for Terex.
